Description
1950s character all the way to the attic, greenery on both sides, and the city just around the corner.
A well-kept 1950s home with 110 m² of living space, four bedrooms, energy label A and a sheltered west-facing garden on a 213 m² freehold plot.
The greenery does not begin only at the back door. At the front you look out onto a wide green verge with mature trees; at the rear, two sets of French doors open the living space almost to its full width onto the sheltered garden. Between them lies a carefully renovated 1950s house in which light, character and contemporary comfort come together.
The house was designed by Tilburg architect Constant Panis and thoroughly renovated and made more energy-efficient in 2020–2021, while characteristic elements such as the curved stair hall, classic panelled doors, original tiles and the exposed timber roof structure were retained. The smoothly plastered walls, high-quality uPVC frames with high-performance glazing and careful detailing also show how much attention has been given to the home. With 110 m² of living space, four bedrooms, five rooms, energy label A, six solar panels and a 213 m² freehold plot, this is a complete, well-kept family house you can move into straight away.

Ground floor
You reach the entrance through the well-kept, leafy front garden with a cherry tree and hibiscus. The hall immediately shows the character of the house, with the original tiled floor, classic panelled doors, small wall niches and the distinctive curved stair hall. From the hall, the separate WC, practical pantry cellar, meter cupboard and living room are all accessible.
The through-lounge runs from the greenery at the street to the garden. Large windows and the long sightline bring natural light throughout the day. At the front there is room for a comfortable sitting area looking onto the wide green verge, with the home’s own planting providing privacy. Further back there is generous space for a dining table, and the remote-controlled gas fire forms a welcoming centre between living, dining and cooking. A smart designer thermostat makes the heating simple and precise to control.
On the garden side is the open L-shaped kitchen. The kitchen includes a Boretti five-burner gas hob and extractor hood and an AEG dishwasher. The meter cupboard is prepared for electric cooking.
The two tall glazed sections with double French doors occupy almost the entire rear façade. Living room, dining area and garden are therefore visually connected, and on fine days the terrace becomes a natural extension of the living space. Even in winter, the light and the view of the garden give a strong sense of the outdoors.
First floor
The bright landing leads to three bedrooms and the bathroom. The bedrooms are neatly finished and flexible as a principal, child’s, guest or study room.
The well-finished bathroom has a generous walk-in shower and a vanity unit.
Second floor
A fixed staircase leads to the second floor. Here is the full fourth bedroom: a generous, light room with large roof windows, a small dormer and exposed timber roof trusses. It is precisely the combination of daylight, height and the characterful roof structure that gives this floor its distinctive atmosphere.
On the second floor, the boiler and the connections for washing machine and dryer are fully concealed in a neatly finished cupboard that also provides storage. This floor is therefore not only atmospheric, but also functionally arranged.
Garden and outdoor living
The rear garden faces west and, thanks to the mature planting, offers plenty of shelter and privacy. Directly behind the house is a generous terrace closely linked to the living space by the French doors. Further on are a covered terrace and a smaller terrace for coffee in the morning sun. There is therefore a pleasant place in sun or shade at different times of day.
A distinctive feature is the large, almost evergreen passion-flower wall. It provides colour and greenery for much of the year and even yields passion fruit. An electrically operated awning is fitted to the rear façade.
At the back of the garden stands a generous covered seating area with a fixed patio heater, so you can sit outside in shelter beyond the summer months too. Adjoining it is storage of about 8 m², with extra loft space. The garden also has a clear, wide rear access that can be reached by car.
Both immediate neighbours have already extended at the rear. Anyone wanting extra living space in future can have the options for an extension of their own investigated. In a possible design, the current rear-façade window frames may be reusable.
Location
The house sits on a quiet stretch of Arendlaan in Vogeltjesbuurt West, with a wide green verge and mature trees directly in front. Schools, childcare, a supermarket and bus stops are within walking distance.
Leijpark and ETZ Elisabeth are also easily reached on foot. Piushaven, the AaBe Fabriek, the city centre and Tilburg station are a short cycle away. Via Ringbaan Zuid you also reach the A58 quickly towards Breda, Eindhoven and ’s-Hertogenbosch.
Here you live quietly and among greenery, while almost everything that makes Tilburg attractive is close at hand.
